Compared with a full foundation a frost protected slab can reduce construction costs in my market by about 20 000 for a house with 850 square feet on the first floor.

In cold climates most slab on grade foundations include perimeter stemwalls or frost walls that extend 3 ft. A basement foundation is a minimum of eight feet above the footings and provides living and storage space. Because they are easier to insulate slab foundations with stemwalls are preferable to monolithic slabs. Two materials used to construct foundations are icf and poured concrete.

A crawl space foundation costs approximately 10 000 to 25 000 and it could cost as much as double the cost of a slab for the same home. The area between the stemwalls is usually filled with compacted gravel to support the slab. Labor for this foundation will cost about 7 000 for a total of 10 200. A floating slab for a mobile home runs 4 600 to 14 000 while a standard 24 x 24 2 car garage foundation costs 3 100 to 4 800.

A basement foundation supports the entire structure. Increasing sub slab insulation to r15 or r20 or more will make floors much more comfortable and reduce heating costs. The added cost for additional floor insulation can be paid back in as little as a couple of years though energy savings.
